Apex Power Industrial, sells 30-acre technology infrastructure site as part of approximately 178-acre transaction.
LAS VEGAS, NV. October 26, 2026 — A leading technology infrastructure developer has acquired approximately 178 acres in the Apex area of North Las Vegas for $196 million, in a transaction combining two separate parcels positioned for large-scale technology infrastructure development.
The transaction included a 30-acre site owned by Apex Power Industrial (API) and an adjoining approximately 148-acre parcel, which were sold together as a powered land deal. The property is strategically situated at U.S. 93 and Apex Power Parkway within the Apex industrial area.
API was established specifically for the acquisition and development strategy surrounding the 30-acre property and is managed by Tim Castello, Angelo Tiberti and Michael DeLew.
API originally acquired its 30-acre property approximately three and a half years ago for $5 million. Over the following two and a half years, the group worked extensively to prepare and position the property for technology infrastructure development.
That process included significant market and site research, the development of detailed site plans, and extensive efforts to secure the substantial electrical power capacity required for a large-scale technology infrastructure project.
Apex is particularly well positioned for technology infrastructure development because the land is deed-restricted from residential use and specifically designated for heavy industrial use. Combined with the availability of large-scale industrial land and access to substantial power infrastructure, those characteristics make the area well suited for technology infrastructure and other power-intensive industrial development.
Those efforts ultimately helped transform the property from an industrial land acquisition into a technology infrastructure-ready opportunity.
The API parcel sold for $32.5 million as part of the larger $196 million transaction.
“This transaction is a great example of how value can be created long before vertical construction begins,” said Tim Castello. “When we purchased the property, we saw the long-term potential of the Apex area and believed the site could be positioned for technology infrastructure development. Over the next two and a half years, we invested significant time and resources into research, site planning and, most importantly, securing the power capacity necessary to make the property viable for a technology infrastructure user.”
API retained JLL’s Data Center team in Phoenix, Arizona, formally led by Mark Bauer, to represent the landowners in the transaction.
By combining API’s 30-acre parcel with the adjoining 148-acre property, the ownership groups were able to create an approximately 178-acre powered development opportunity capable of supporting a large-scale technology infrastructure campus.
“The ability to assemble the acreage and pair it with meaningful power capacity created a substantially more compelling opportunity,” Castello said. “Technology infrastructure development requires much more than land. Power, infrastructure, planning, timing and scale all have to align. We spent years working through those components to position the property for exactly this type of transaction.”
The sale highlights the growing demand for powered land as technology infrastructure operators continue to expand to meet increasing demand generated by artificial intelligence, cloud computing and other data-intensive technologies.
The Apex area of North Las Vegas has increasingly attracted interest from industrial, technology and infrastructure users seeking large development sites with access to significant power and transportation infrastructure. Its heavy industrial designation and restrictions against residential development further distinguish the area for uses requiring substantial land, infrastructure and power.
For API, the transaction represents the successful execution of a multi-year strategy to identify the 30-acre site, anticipate future market demand and create value through extensive planning and infrastructure preparation.
“This is the type of development work that often happens behind the scenes,” Castello said. “It starts with understanding where the market is going, identifying the right piece of land and then doing the work necessary to position that property for its highest and best use. We are proud of what our team accomplished with this site and of the role it will play in the continued growth of the Apex area.”
